This research work examined the issue of maintenance and management of Housing Estate Owerri. Chapter one of this research serves as an introduction which outline the background of the study, statement of the problems, arms /objectives of the study Aladima housing estate Owerri Imo state. Chapter two out line the literature reviews.

1.1 Background Of The Study
Although it is tempting to imagine that all old building or estate were soundly and robustly built this is not necessarily true. Perhaps this study is looking into maintenance and management of housing estate, using Aladimma housing estate Owerri as a case study. An example is the cellar rot fungus (coniophora puteana), which may be identified by dark brown strands appearing on the surface of the timber. This fungus commonly causes exposed wood to soften and lose strength. Where there is rot we may also expect to find wood boring insects such as furniture belle (wood worm) and the larger death watch beetle at work as they are attracted to warm, damp, unventilated condition flight holes and bore dust are typical symptoms.
It should be remembered that these fungi and insects all have one things in common they generally only cause significant damage here dampness exists. If rot insects are present this indicates an underlying building problem. Conversely, because dry timber is less vulnerable to attack successfully arresting decay involves eliminating moisture and promoting drying.

- To determine whether defective plastered rendering reduces the value of property in Aladinma housing estate.

The scope of this research work largely centers on the maintenance and management of housing estate, using shell Aladinma housing estate as a case study.
1.6 Limitation Of The Study
At the course of carrying out this research work, the researcher was faced with some constraints which perhaps posed as a major challenges to the successful completion of this work. Some of these challenges include financial constraints, time constraints as well as difficulty in gathering the necessary data for the work, but against all these odds the researchers is determined to successfully accomplish this wonderful academic exercise.

5.1 Summary Of Findings
This research work examined the issue of maintenance and management of housing estate, a case study Aladinma housing estate owerri two selected property companies (equity property and Okorie and co property managers) in owerri were used to pilot this study.
The findings gave an insight into how the staff of the two companies reviewed the issue of the decay of building components on property value from the analysis of data, the following findings were obtained.

- Cracking of walls has an effect on the maintenance and management of housing estate.
- Insect or termite attacks has an effect on their value of property of housing estate.
- Defective plastered rendering reduces the value of property in Aladinma housing estate.
- There is a significant relationship between maintenance and management of housing estate.

After putting down the summary of findings and subsequent conclusion of this research work the following recommendation are hereby put forward;
- There is every need for external walls to be structurally sound in order to distribute loads roofs and floors to foundations effectively. Cracks in wall, either vertical or diagonal are common symptoms of structural insatiability. Such defects should be investigated on the cause diagnosed in either the foundations, weak materials and joints or any shrinkage or thermal movements such as timber window frames.
- There should be proper fixing of the walls especially by means of projecting leads ears or lugs. Also there is need for sizable gutters or down pipes to channels the passage of water property. Where the routines of building inspections and maintenance have been neglected, the rain water goods can be easily exposed to all sorts of defects.
Besides being one of the main structures in a building, roof may act as a weather shield, giving protection to users or occupants from rain and sun, therefore, it is important to treat any aging roof from insect or termites attacks.
Foundations are apart of a building which distributes loads from roofs walls and floors on to the earth below. They are structurally important to the performance of a building and if this is lacking there is no point of spending large sums of money on other superficial restoration work.
